Hi there! As your new property management team, we would like to welcome you into your new space and thank you for choosing to work with us. We would like to share some key information with you that will help you familiarize yourself with our policies and aid you during the move in process. Here is everything you need to know.
Getting Ready
Receive Your Lease
We are just as excited as you are to begin your move and in that excitement, you may not have received a copy of your Lease. This is a very important document, so please contact us if you have not.Schedule Your Introduction Meeting
Meet your operations team, who will be your primary contacts after your space has been accepted. During this meeting, you will recieve keys to your space, get an additional opportunity to tour the building/amenities and ask any questions about your move.Obtain Proof of Insurance
All tenants, as well as contractors, are required to provide proof of insurance prior to occupancy and the move/delivery. Each tenant's requirements are unique and we have specific needs for additional insured, but please contact us for samples and assistance in brokering these documents. Please note that we cannot grant access to movers/contractors without these documents.Schedule Your Move
To avoid inconveniencing other tenants, moves are required to occur after hours. Normal operating hours are Monday through Friday, 7:00am to 6:00pm. All use of common moving areas after hours will require an on-site operating engineer, a billable service with a four hour minimum unless contiguous with building hours. Once a date has been confirmed, we will send you a quote for coverage.Reserve Parking for Your Movers
Designated parking areas for your movers are two commercial parking spaces on S Street, NW and the metered parking spaces along 20th Street, NW. We recommend obtaining a parking permit for the day of your move via the DC Department of Transportation. Please note that we do not control street parking.Set up Your Internet Service Provider
Our property page has an up-to-date listing of providers at your building. Please visit this page for more information.Coordinate Large Deliveries
All activity outside of normal day-to-day deliveries (USPS, Fed-Ex, UPS, etc.) should be coordinated through your property manager. We ask for at least one working day's notice so that we have time to address any issues prior to delivery.Arrange for Monthly Parking
If you would like to pay for monthly parking, please contact the garage operator directly (PMI Parking) . If you already have a building access card, the garage operators will contact us to add access to your keycard.Pickup Additional Keycards
Our access control system allows tenants 24/7 access to the property via proximity cards (keycards). If you require more keycards than the complimentary pack provided during your introduction meeting, please contact keycards@scherman.net. This representative can handles orders of new keycards and programming/reprogramming requests.
Moving Day
Common Moving Areas
You will have a dedicated time slot in which you’ll have access to the common moving areaa. If you are running behind or anticipate missing your time slot, please notify us immediately by calling your property manager. While we do our best to make accommodations, we are not responsible for additional costs incurred if your movers go over their allotted time or have to reschedule.- Moving Day Map

Your Overtime Engineer
Your move has been assigned a dedicated overtime engineer. This person will perform a pre and post inspection of common areas and place padding in the dedicated elevator. Since your property does not have a dedicated freight elevator, we will place one in independent service mode for you. If there are any issues with your move, this person has the resources and knowledge to resolve them quickly.To protect the common areas and maintain a high grade environment, we require that contractors protect all floor areas used with hardboard (Masonite).
Bulk Trash
During your move, you may be left with a large quantity of carboard boxes in your new suite. Given the volume of trash and recycling a commerical building produces, removal of these materials by us will result in fees. Please be aware of this and have your moving contractor dispose of as much cardboard as possible.You can request dedicated bulk trash bins and we ask that you use these for trash outside of day-to-day generation. If at any point you need to dispose of large items or furniture please coordinate the removal with property management – there may be fees associated with this service.

Paying Rent
- When is rent due: Rent is due on the 1st of each month and is considered late if not received by close of business on the 5th.
- How to pay rent: Rent can be paid by check, money order, cashier’s check or ACH transfer.
- Please address mail to S.C. Herman & Associates, LLC; 1120 Vermont Avenue, Suite 900; Washington, DC 20005. For timelier processing, please place your name and property address on the method of payment.
Recycling
Recycling is not only good for the environment but it is also a District of Columbia law. The District of Columbia requires recycling in all commercial establishments. Each owner and each occupant of a commercial property are required to separate for recycling paper, paperboard, cardboard, and clean and rinsed metal, glass and plastic containers.

During regular hours the elevator cannot be reserved. Loading/Unloading of deliveries is on a first come first served basis and will be limited to no longer than twenty minutes. The elevator must be shared with other Tenants. The hours for deliveries are Monday through Friday, excluding Federal Holidays 8:00 am to 6:00 pm.Overtime Heating & Cooling
Overtime heating and cooling (HVAC) services can be provided in hourly increments and are billable. We ask for at least one business day's notice, which can be submitted via an online work order (task code 'HVAC: Overtime'). Please provide the date and time needed in your request. Once submitted, an estimate will be sent to you for billing approval and payment method.Free Lobby WiFi
Because we too love wireless internet, our main lobby has complimentary WiFi for tenants and their guests. To use this amenity, check for available networks using your portable device, select '2001S.Guests' and connect. Though the WiFi does not require a passcode to connect, you will be required to enter a PIN that's specific to your company (provided by your Property Manager). If you have a guest that would like to use this lobby service, please see the front desk representative for an individual code and (some) technical assistance.Hosting An Event
We take pride in our lobby and hope that you do as well. If you are hosting an after hours event and need additional space, the building's main lobby is available for use. Please contact your property manager for additional details.
Submitting A Maintenance Request
Our properties utilize a management software named Building Engines to submit and track work orders. Building Engines uses technology that provides access to your personal Tenant account and all associated information using any computer or Mobile Device. Besides a web browser (such as Internet Explorer, Google Chrome, or Mozilla Firefox), no additional downloaded software is required; it’s as simple as logging into your favorite website. Once you are provided with a login from your property manager, visit our tenant portal to access your account.

Considerations
Important Policies:
- Smoking: Our building is a smoke-free property. Smoking and/or e-cigarettes are not permitted within the building or within 25 feet of any entrances or exits.
- Pets: No pets are allowed in the building at anytime except service animals.
- Bicycles: Bicycles are only permitted in the garage or affixed to designated posts.
- Fire Hazards: Portable fans and heaters or extension cords shall not be used within the Building at any time.

Below are staff some recommendations of nearby resources. These include lunch spots, dinner restaurants, banks/ATMs and convenience stores. If you have a favorite spot in the area, let us know so that future tenants can crowd you out of it!
